Date of death valuation

The valuation records what the property was worth on the day of death, not what it is worth now.

What this covers

The valuer inspects the property and reports the open market value as at the date of death, with the evidence that supports it. Where the death was some time ago, that is a retrospective valuation and it is a specialist piece of work.

Common questions

How long is a date of death valuation valid?
It does not expire, because it reports a fixed historical date. What changes is the property's current value, which matters for capital gains if the estate sells later.
